West Coast dominance continues. Tamarin and Black River remain the epicentre of villa demand, with properties commanding premiums of 15-25% over similar stock in the North. Limited land availability and proximity to world-class surf breaks and beaches continue to drive this premium.
North experiences a resurgence. Grand Baie and Pereybère have seen a 23% year-on-year increase in enquiries, driven largely by expatriate professionals relocating under Mauritius's Premium Visa program. Long-term rental demand has outpaced supply for the sixth consecutive quarter.
